The Evolving Focus on COVID and the Impact on CRE Industry

As the realities of COVID linger, the focus of the commercial real estate industry continues to pivot ensuring that property professionals and their tenants are prepared for future outbreaks. Property teams are proactively implementing operating procedures for heightened air circulation, addressing tenant requests for proof of vaccination by landlords and engineering staff, and heightened safety protocols for contractors performing work in the building while executing the City of San Francisco mandates.

This program will feature presentations and panel discussions on key considerations for your property to prepare you for any pandemic-related challenges. You’ll also receive a legal update on the developing standard courts are applying to building managers in addressing the safety of their buildings in a post COVID environment. Lastly, the program will address how the hybrid work environment is impacting building operations, and what this trend means for office occupancies.

PANELISTS
Amber Brown | Boston Properties

Senior Property Manager for Three and Four Embarcadero Center. Embarcadero Center is one of the largest mixed-use complexes in the western United States. Located on an 8.4-acre site, Embarcadero Center offers 3.3 million square feet of Class A office and retail space and is comprised of four office towers, three interconnected shopping levels and over 2,200 parking stalls. Amber is also the treasurer of BOMA SF and a board member of TMASF.

Adam Chelini | Skyline Construction
Adam is responsible for the oversight and management of Skyline Construction’s San Francisco and Bay Area projects and teams. He maintains client relationships, oversees field personnel, monitors jobsite safety and ensures that each project team runs successful projects for Skyline’s clients.

Adam has been working in the construction industry for 26 years. Since joining Skyline in 2002, he has groomed a successful team of construction professionals who are equipped to build sophisticated, complex, and large-scale corporate interiors. Throughout his career, he has built 400+ projects in San Francisco, including high-end law and VC firms, creative technology spaces, as well as building repositioning, retrofits, and infrastructure projects.

Adam has a strong background construction risk management and has been responsible for monitoring the safety and legal impacts of COVID-19. His focus is to create and maintain safe work environments for all employees and occupants, while upholding Skyline’s standards for productivity and quality on project sites. Adam’s guidance, training, and coaching has led Skyline’s project teams to develop innovative solutions to address the challenges of supply chain delays; ever-changing city regulations; and individual requirements for building owners, landlords and tenants.

Margaret Duskin | Cushman & Wakefield
Margaret Duskin is an Executive Director with Cushman & Wakefield in San Francisco. Recognized as a market leader in office leasing and sales, she’s sold more than 10 million square feet of office and retail property. Her real estate career includes commercial property brokerage, corporate consulting, and advisory services, with a special focus in complex deal structures, advanced lease negotiations, and corporate strategic planning.

Experienced as 15+ years of landlord representation, Margaret has a sophisticated knowledge of what buyers/owners/ landlords want to achieve in cap values, ROI’s and leasing. She knows how buildings are run, including construction, property management accounting and codes.

Prior to Cushman & Wakefield, Margaret worked at the Ernst & Young Real Estate Consulting Group until 1998. Breaking an industry barrier, she was also president of a regional brokerage firm (eight offices in Northern California). Her major listings include projects such as the Transamerica Pyramid Center, 345 California Center, Post Montgomery Tower, 685 Market Street, 180 Montgomery Street, and Napa Square.

John Epperson | Buchalter
Mr. Epperson has a wide range of experience in environmental, health, and safety law. He counsels clients regarding regulatory compliance and permitting/entitlement issues. In addition, he represents clients in administrative enforcement actions and advises clients in their efforts to investigate and remediate contaminated properties, including associated cost recovery efforts and regulatory agency oversight. Mr. Epperson provides transactional due diligence, identifying and resolving environmental issues to facilitate transactions. In addition to his practice, Mr. Epperson serves as an adjunct professor at Golden Gate University School of Law and is Vice Chair of the Bar Association of San Francisco Environmental Law Section Executive Committee.

Dr. Benjamin Jelin | Partner Engineering and Science, Inc.

Dr. Benjamin Jelin, CIH, CSP is a Technical Director for Partner Engineering and Science, Inc. (Partner), with a specialization in Industrial Hygiene and Environmental Consulting Services across a variety of industries and industry sectors, with a focus on occupational safety/health and limiting client liability. He is familiar with both regulatory and consensus standards and guidelines that will help protect workers and the public from hazards, while also limiting client liability. Dr. Jelin prides himself on being able to take on a variety of difficult projects and being able to provide clients with an expert opinion and consultation. His experience includes client consultation in a wide variety of areas some of which include asbestos hazard identification, abatement protocol development (including Negative Exposure Assessments (NEA)), on-site abatement oversight and clearance services; Exposure assessment for health and safety compliance for lead, asbestos, and Volatile Organic Compounds (VOCs); Indoor Air Quality investigations; Lead Based Paint and Lead Hazard identification; and Fungal/Microbial/Moisture contamination.

Christine Mann | Rockhill Management
Christine is currently Vice President for Rockhill Management overseeing the operations of their West Coast assets. Prior to joining Rockhill, Christine was overseeing Paramount Group’s San Francisco Portfolio totaling 4.3MM SF. She was also BOMA SF’s President from 2019-2020 which was during the COVID 19 pandemic. She has been in CRE for over 25 years and has managed, industrial, retail and office properties. Christine also serves as the President of the Board of Directors for Downtown San Francisco’s Central Business District.

Manny Fishman | Buchalter

Manuel Fishman focuses his practice on representing real estate developers and owners in the acquisition, sale, and financing of commercial properties. In addition, he has an active leasing practice representing owners of several major office buildings in San Francisco, including the Transamerica Pyramid, as well as tenants in lease and sublease transactions. Mr. Fishman also has extensive experience in the area of ground leasing and retail leasing and is recognized as a leading attorney in the area of landline and wireless communications and Internet-based services in commercial properties and rooftop installations. Mr. Fishman is active in local and State advocacy efforts for real estate on behalf of the Building Owners and Managers Association (BOMA). He currently serves on the California BOMA Board of Directors representing BOMA San Francisco, and is a member of the San Francisco BOMA Government Affairs and Policy Advisory Committee (GAPAC).
