What You See Isn't Always What You Get!

As an owner or manager, it's up to you to make sure that you receive the appropriate insurance coverage from your tenants and vendors. Do you require proper certificates of insurance from your contractors? Are you collecting a valid certificate of insurance from your tenants annually? Not having proper coverage can mean the difference between an enormous financial burden and a lawsuit avoided. But with all of the check boxes and codes and complex insurance terms found on certificates, this can make for a confusing process. Join BOMA Fellow Tom Gille, Principal, REAL Systems as he explains Certificates of Insurance from A-to-Z, and be certain you're taking all the right steps to protect yourself and the client for whom you're working.

This session will:
  • Explain the difference in protection between a Certificate of Liability and Property Insurance
  • Clarify what a Certificate confirms and what supplemental endorsements you should obtain to go along with the certificate
  • Discuss how to tell if all of the required coverage has been obtained by your tenants and contractors
  • Why "Waivers of Subrogation" are especially important for workers' comp policies
  • Share what to look for to verify whether a certificate is credible or suspicious

Tom Gille is the founder (1996) and a Principal of REAL Systems. He has more than 30 years of experience in commercial real estate management. He works with local, regional and national firms in the design and implementation of educational and performance improvement programs. As a noted instructor, he has lectured internationally for clients as well as industry organizations.

In 2012, Tom was honored as one of ten management professionals in the nation to be recognized in the inaugural class of BOMA Fellows. He is a past president of BOMA California, BOMA San Francisco, and IREM San Francisco. Tom has taught extensively for various industry associations, including as a dean on the faculty of IREM. He has also taught at City College of San Francisco, University of San Francisco and at University of Southern California. He holds a lifetime teaching credential with the State of California, and is accredited in multiple states to teach continuing education in real estate.
